As a Malaysian, I have sold many houses to people from Hong Kong, Singapore, and other countries. Many people have many things to ask before they come to Malaysia to buy a property. The purpose of today's video is to provide tips for people overseas to invest or buy a home in Malaysia. There are two important points to declare. What is the purpose of your buying? For live or for investment? These two different purposes have different ways to choose a house. So let us talk about how to buy your own house first.

Here are my six tips.

Tip 1: Transportation. People in Malaysia drive their own cars and rarely use public transport. But Hong Kong people are different. In an unfamiliar situation, you have to use public transport, such as MRT, LRT. When you start to get used to a place, you need to get used to the path. Highways are also an important condition.

Tip 2: Parks and playgrounds. Malaysians usually take their pets for a walk in the park after work. You can also find more buyers when you want to sell your house in the future.  Nowadays young people also like to go to the park to exercise or chat with their friends. There are also some people who bring their parents here,  their parents can make friends in the playground or the park so that they would not feel bored here.

Tip 3: International schools. Be sure to find a place near an international school so you can pick up and drop off your child easily. Basically, Malaysia has a very large number of international schools in different regions.

Tip 4: Proximity to a shopping center. Many of my friends from Hong Kong do not like to live in the suburbs when they come here. They prefer to live in the city center. Because they like to live in a busy place. They also can when shopping for daily necessities conveniently.

Tip 5: Close to an office building. So that we can have a bigger appreciation of space for sale.

Tip 6: If you can buy a place near the mountains, water, and natural scenery, that is great!

Many friends in Hong Kong told me the reason why they want to move to Malaysia. The food, accommodation and culture here are very suitable for them.

身为一个马来西亚人,我本身已卖了很多房给香港人,新加坡人,以及其他国家的人们。很多人们在来马来西亚买房之前有许多需要咨询的事项。今天视频的目的就是为了帮助海外人士在马来西亚做投资或者买房提供小贴士。这里需要说明两个重点,这个房子是买给自己住的呢?还是买来投资的?这两个不同的目的有不同的选购方式。那我们先来说说买来自己住的房子该怎么选择。

这里是我整理出来的六个小贴士。

贴士一:交通方便。马来西亚的人们都是自己驾车的,很少会使用公共交通。但香港人就不同了,来到这里人生地不熟,所以您必须要找靠近、公共交通的地方,比如MRT,LRT之类的。当您开始去适应一个地方的时候,您就需要慢慢去适应这里的路该怎么走。高速公路也是一个重要的条件。

贴士二:公园和游乐场。马上来西亚人通常在下班之后会带着自己的宠物到公园散步。以后您要转卖房屋时也能找到更多的买家。现今的年轻人也喜欢在下班之后到公园做运动或者和朋友们聊天。也有一些人是带着父母到这里的,父母就能在游乐场或者公园结交朋友,那他们在这里就不会觉得无聊。

贴士三:国际学校。一定要找一个靠近国际学校的地方,这样会方便您接送您的孩子。基本上马来西亚有非常多的国际学校,并且分布在不同的区域。

贴士四:靠近购物中心。我很多香港的朋友来到这里都不喜欢居住在郊区,他们都会选择市中心居住。因为他们喜欢热闹。当他们购买日用品时也比较方便。

贴士五:靠近办公室或写字楼。假如您之后要将房子卖出去,会有比较大的升值空间。

贴士六:假如您能购买到靠近山,水,有自然景观的地方,那就非常棒啦!
